As the housing market moves into the spring selling season, buyers are beginning to see more favorable conditions. Inventory is steadily increasing while home prices continue to soften slightly, creating more opportunities for buyers who have been waiting for the market to shift.

 

Recent housing data shows that the number of homes available for sale is rising. Active listings increased by 6.2 percent compared with the same time last year, giving buyers more options as they begin their search. While inventory is still growing, the pace of that growth has slowed compared with the sharp increases seen last year.

 

New listings are also slowly returning to the market. The number of sellers putting homes up for sale has increased slightly year over year, although activity has been somewhat uneven week to week as homeowners watch interest rates and broader economic signals.

 

 

 

Homes are also spending a little more time on the market. The typical listing is now taking about 58 days to sell, which is a few days longer than this time last year. This slightly slower pace gives buyers more time to evaluate options and make thoughtful decisions.

 

Pricing trends are also shifting in buyers’ favor. The national median list price has declined about 2.4 percent compared with last year, marking several consecutive weeks of flat or negative price growth. The price per square foot has also declined, indicating that the softening is tied to actual price adjustments rather than simply smaller homes entering the market.

 

Mortgage rates remain a key factor shaping buyer behavior. Rates have been hovering close to the 6 percent range, with occasional brief dips slightly below that level. While borrowing costs are still higher than the historic lows of a few years ago, the current rate environment is helping improve affordability compared with last year.

 

Taken together, rising inventory, stable mortgage rates, and modest price adjustments are creating conditions that are increasingly favorable for buyers as the spring market approaches.
